Terms and Conditions of Investment

1. Definitions
- Investor: An individual, group, or entity that provides capital for a project.
- Project: A real estate development opportunity identified and managed by the Company.
- Investment: The funds contributed by an Investor to a Project.
- Return on Investment (ROI): The profit distributed to an Investor based on their investment and the success of the Project.
- Capital Appreciation: The increase in the property value over time, which determines ROI.
2. Investment Process
2.1. Eligibility
- Investors must be at least 18 years old and comply with applicable laws in their jurisdiction.
- Proof of identity and source of income.
2.2. Project Selection
- Investors choose projects from the Company's portfolio.
- Project details, including timelines, expected ROI, and risks, will be disclosed before investment.
2.3. Investment Agreement
- Investors must sign an Investment Agreement outlining specific terms related to the selected Project.
3. Profit Distribution
3.1. Calculation of Returns
- ROI is based on the proportion of the Investor's contribution to the total investment required for the Project.
- Profits are distributed after the property is sold and all related expenses are deducted.
3.2. Payment of Returns

5.2. Delays
- Project timelines may be affected by factors such as labor shortages, material costs, or regulatory delays.
5.3. Non-Liquidity
- Investments cannot be liquidated or withdrawn until the Project is completed and property resale is finalized.
6. Fees and Charges
6.1. Management Fee
- The Company deducts a management fee of $............... (or ……….%) of the total funds raised for a Project.
6.2. Transaction Fees
- Investors are responsible for any bank or transaction fees associated with their investments.
